Hello everyone,
I am currently trying to lose weight and tone so I can be a reasonble weight in the summer. I was wondering is there a particular workout/exercise that can achieve the best results? I am doing 40 mins in the gym and 40 mins swimming at the moment.

Actually, EPOC stands for excess post-exercise oxygen consumption. Yes, EPOC exists, though it’s probably over-rated. And yes, high intensity interval training (HIIT, which can be implemented with a number of exercises) will burn the most fat in the shortest possible time. The question is: is it the optimal way to lose weight and "tone" for everyone? Maybe for someone who is already decently fit and lean, and wants to get even leaner. But for someone who’s just starting their fitness and weight loss journey and has 100+ lbs to lose? Probably not.
And regarding time: yes, I understand some people are in a hurry and want to reach their goal before a wedding date, a class-reunion, a physique contest etc., but others may prefer to take their time. For instance, I personally view fitness as a life-style and I’m here for the long term. I don’t need/want to reach a particular goal before a particular date.

Without a doubt the "Best Exercise" is the one to make your mind and will stronger. Mental discipline is by far the #1 cause of anyone not reaching their fitness goals. Each of our bodies are unique and need a unique methodology to change bad habits, lose weight, be stronger , etc. but everyone has a mind and our bodies shoudl be slave to our minds not the other way around. Make you mind stronger and you will persist until you find the methods YOU need to be the best human being you can.
